It sounds like you are wanting to be able to get to Vail or Aspen easily since you keep asking for mileage to those areas. Why not look at some of the communities west of Vail (Eagle, Edwards, Gypsum)? They get you close to Vail and Aspen and also close to good riding for the summer.

Other than recreational opportunities what are you looking for? Do you indeed want to be close to Vail and Aspen or are they just what you know? What type/size of home are you looking for? For your price range you pretty much have almost endless possibilities, just depends on where you really want to be. www.realtor.com is a good place to get an idea of how much house you can get for your money in these various locations.

Steamboat to CB easy way
about 240 miles
South of Steamboat on 131 to I-70. East to Minturn, up over Battle Mountain Pass, Leadville down to Salida and west to Gunny. I used to make it in 4 hours when I was in College , add 30 minutes to CB so 4.5.

CB to Denver right at 4 hours thru South Park.
Steamboat to Denver 2.5 to 3 hours
Steamboat to Vail, 1.5 hours
Steamboat to Aspen 2.5 hours. Most of that is the 40 miles from Glenwood to Aspen
Steamboat to Grand Junction 3 hours(Great Riding)
Steamboat to Moab (4-4.5)
Airport in Hayden flies to Denver year round, more during ski season
You will also have to take into account weather.
Traffic in Steamboat? I have lived in this valley 49 years and I have never had issues with it. I can get one side to the other in 10 minutes, pulling a trailer during the "rush". Now a couple years ago when they were putting in the new road, that was a pain.
You could also look at the Glenwood area if Aspen/Vail is what interests you. Glenwood was recently voted by some magazine as one of the best small towns in the US. Close to riding, fishing, skiing, caves, rafting etc. Straight shot to Denver on I-70, Eagle/Vail airport has service. Or down to Junction in an hour and a half to Walker Field.

It's just that I know aspen as skied there in 2010 (loved it) and I have stayed in Lyons in summer. I need to balance between skiing ( my wife's sport) and dirt biking (my sport) I realise the seasons are opposite but perhaps in summer my wife can go shopping somewhere? Are there less jazzy places than the telephone number price tags on some aspen property I've seen?

So being close to aspen and vail will 'keep the peace' so to speak. ;)

I'm only looking for recreational opportunities. I have a few Aussie mates who have bought in Basalt and also who live in Lyons and back here. I plan to use it a few weeks per year and then rent it out the remainder so I guess being nearer to higher density might make it easier to rent. I'll need a garage I think for the few bikes and ATVs I'd like.

Looks like Carbondale, Basalt, or Glenwood Springs would get you in a very good place for all the play you want to do.

I was in Denver today and stopped at Performance Cycle for a set of fork seals, I would be in some serious debt if I had to drive by that place everyday.

Only about 1/2" here in Bumfield but it looks like the roads are a mess with tourists. Looking forward to my hour drive.
