Back in the early nineties when I was flying little putt-putt planes in and out of Baja I looked into a beachfront land lease to build on. Located on the southern part of Bahia de Los Angeles. IIRC it was a ninety year lease for 3000 USD/yr.

Some expats were using the Bank Trust method way back then.

Not to ruin a rant about gringo ownership of property or anything in Mexico but my understanding is that Mexicans were not allowed to own land in Texas until the 60's. Famously, here in Uvalde the Feds swarmed into town in the 70's because the schools and churches were still sepregated along Anglo vs. Latin lines.

The panaderia here, largely staffed by Mexicanos, for whom the owner gets H1B1 visas and pays the highest minimum wage in town, is called Baked in Telluride. I am sure he was smiling an illegal smile when he named it that back in the 70's. My next girlfriend is working there, she just doesn't know it yet. Pix when she does.
