Over the past 10 years, I have worked a lot in Durham. There has been significant improvement during that time-frame. Downtown is thriving with businesses and I am not afraid to walk around downtown at night. My wife and I had concert tickets at DPAC a couple weeks ago. We parked the bike and walked around for dinner and coffee prior to the concert.

Driving to Indiana last weekend, I went through Dayton, OH. It reminded me a lot of Durham. I doubt I'll be going back...

That's definitely true.
When I first started coming down here a lot for work ~99.
There was a LOT of Durham you just avoided.
Now there is a LOT of Durham that you TRY to go to.
Originally the entire area around the new ballpark was a cesspool. Now that whole area is awesome for biking etc. There are definitely some areas along the tobacco trail that are sketch, but it's a WHOLE lot better than it was.

It was a night club many years back. The street it is on is closed.or was when I took the pic a few weeks ago .
Look at Google earth sat view across from Wake Med helo landing pad.

you have no idea. I worked for a commercial courier company back around 1990-1992. We'd deliver to banks, power company offices, lawyer offices... some during the day, most at night.

durham had the only bank in NC that had bulletproof glass protecting the entire teller row inside the building.... an old CCB (central carolina bank). Saw some great things back then. The fun thing - we got to go to all the fun areas of durham, fayetteville, goldsboro, jacksonville, high point, and a lot of others.... all during the day and night. Saw some real crazy $h1T.
