I've had reasonable luck with nikwax fabric and leather proof on some non waterproof leather gloves. Took two treatments to get it to an acceptable level, then another treatment every couple months. That's riding 5-6 days a week.

Snoseal never quite did the job for me. It was a pain to apply, and seemed to wear off at the most inappropriate times. Not to mention making a mess of any pants I wore over treated boots for a couple weeks after application.

Some questions for you that have the balance oiled boots.
How are they holding up??
Are they really waterproof??
What do you treat the leather with??.

They hold up well. Extraordinarily well, in fact. Likely due to their simplicity, but they are one of the most durable boots I know of. Sincerely.

Yes, they are waterproof. Probably not forever, but they are really waterproof.

You do not have to treat it with anything. If you do, Revivex is what we recommend. Same stuff that WL Gor suggests for GTX boots.

Just as I have previously mentioned in this thread...

Mine are holding up great, and wear like iron, and yes, they are waterproof. I treat mine with mink oil from time to time and it works terrific.

One question for you, though... Have you read the thread?

Sorry, but you didn't upset me...

I've already got a pair of the boots and know how good they are. Did over 500 miles in 'em yesterday, and will do another 300 or 400 miles in 'em today. How upset could I be?

Was just curious as to why anybody interested in a pair of these boots wouldn't have bothered to actually read the thread.

I've read through this thread and haven't seen this question asked directly, so forgive me if I missed it.

How good is the ankle protection on the Balance Oiled boots? I currently ride a DRZ400 and think they'd probably be fine if it fell on me. But I'm thinking of adding another bike, something larger like a Tiger Explorer or a 1200GS. Are these boots going to offer me enough protection? I hear stories of crushed ankles from these types of bikes being dropped.

Here's my 9k mile, Colorado late spring/summer review:

Comfortable as all hell. In fact, I'll wear them all day in jeans since they bleand real well.

Waterproof? 97% of the time. I've had some watee seep in through the toe stitching twice now. But it was so minimal that I didn't know until I took the boots off.

Hot weather: Holy moly they can get warm! I also run hot blooded (99*+ all the time) so that could be a factor. If its not hot, its not a problem.

Durability? Ive got a wear spot.. that's the only issue.

All in all, I love 'em.

Love these boots for the comfort, nothing comes close. Mine are 7 yrs old and get used around the farm for trials riding weekly...albeit a little beat up they hold up well to abuse. Oil them monthly and they will endure whatever you throw at them.

It turns into a whole different game with a waterproof breathable membrane. I tried to have a pair of Infinities repaired once and kind of got laughed off. As many and as long as these boots have been out there, I can't think of seeing any complaints of actually wearing through the leather.
